Próxima assesses locations, sources commercial properties and manages transactions for operators and investors expanding their networks across hospitality, food & beverage and retail — combining data, sector expertise and a professional community on the ground.
We help network-driven companies choose locations and acquire properties deliberately — on data and sector expertise, not on luck.
We work at the intersection of three disciplines: property origination and sourcing; geomarketing — assessing a location through data; and a networked delivery model — a community of professionals who execute on the ground.
Our approach is built for network-expansion programmes: we assess each site not in isolation, but in the logic of the whole network, weighing dozens of location, property and market factors at once. Scattered decisions become a managed portfolio.
We are not a brokerage. No particular property is ours to sell, so nothing is pushed. Our role is advisory — which means our interest is the same as the client's: the right site, on the right terms, or none at all.
Real estate is the world's largest asset class. Yet choosing a location remains one of the few decisions still made on intuition. We turn it into a process that is rigorous, transparent and repeatable.
Hospitality property is one of our core sectors, alongside retail. Drawing on the management team's operator background, we assess a property not as «square metres with footfall», but as a future operating business.
Sourcing and assessing properties for hotels, aparthotels and repositioning projects. We analyse location, operating model and asset potential from an operator's perspective — not only a broker's.
Sourcing units that fit the chain's formats: visibility, pedestrian and vehicle flow, surroundings, technical suitability for kitchen and logistics. Every site judged in the logic of rolling out the concept.
Convenience and high-street retail: catchment areas, demand density, the competitive landscape and trade-area overlap with the client's existing network.
Targeted search for sites that meet the format's parameters, including off-market opportunities and direct access to owners through our local network.
Validating the site with geomarketing data and a transparent scorecard: catchment, footfall, socio-demographics, surroundings, competition and the building's technical condition.
Negotiations with owners, lease or purchase, document review, and coordination with local lawyers and technical advisers through to completion.
Roll-out roadmap, prioritisation of markets and districts, review and optimisation of the existing store portfolio, and operational due diligence.
A property is the last step, not the first. Before we look at a single unit, we establish what a good site means for this particular business — and only then go to the market.
We define the format's requirements together with the client: unit economics, footprint and technical needs, target customer, target markets and districts, and the constraints that rule a site out. The result is a written screening standard, not a verbal wish list.
We narrow whole markets down to priority districts and micro-locations using catchment modelling, footfall and socio-demographic data, points of attraction and the competitive map — including overlap with the client's existing network.
Targeted origination in the selected micro-locations, including off-market approaches to owners. Each candidate arrives with a scorecard showing why it scores as it does, so options can be compared like for like.
Negotiation of commercial terms, lease or purchase, document review and coordination of local lawyers, surveyors and technical advisers through to completion.
Support through fit-out and opening where required, and a periodic review of the portfolio: which sites perform, which underperform, and what that teaches the next round of selection.
Próxima is Spanish for «next» — the principle of continuous progress written into the name. It is also the name of the nearest star to us: the orbit and its nodes in the logo are a network of professionals around a shared centre.
Próxima is built as a curated community of independent professionals — agents, architects, valuers, finance and mortgage specialists, analysts, engineers and trainers — connected by a shared digital environment and central support.
The professionals remain independent entrepreneurs; the company provides infrastructure, technology and a flow of work. The client gets what no single office can offer: work across several regions at once, speed, and a single point of accountability — without a heavy headcount or fixed overheads.
We have been developing this model since 2020. A new generation of tools and AI now makes it faster and more effective to run than was possible then.
We make no claim to a closed, proprietary AI. We are an integrator: we bring the best geoanalytics tools together into a single, verifiable method.
Our location assessment does not stop at a site's present condition — it looks ahead, to how the unit will trade in the logic of its format and market. It rests on spatial analysis, drive-time isochrones rather than a crude «radius», footfall data, socio-demographics, points of attraction and a competition map.
For every site you can see why it scored as it did — and that can be checked and defended before an investment committee. Technology takes on the gathering and analysis of data, so people can concentrate on strategy, negotiation and relationships.
A clear trend across Europe: leading hospitality and retail operators increasingly grow not through single large sites, but through a network of compact units with closer, more personal service.
That strategy shifts value from a few large bets to many precise, site-by-site decisions that have to be made at scale and at speed. This is exactly where Próxima's distributed, data-driven model delivers most — we are built for multi-market roll-out programmes, where reach, speed and assessment discipline all matter at once.
The company has been in the market for 10 years — since 2016. It began as a residential estate agency in Mallorca under the Century 21 franchise. In 2020 came the rebrand to Próxima and a change of model: a move from residential property to B2B — sourcing and selecting commercial premises for hospitality, restaurant and retail chains.
We assess a site as a future operating business, not the way a broker would.
Decisions rest on verifiable metrics — not on intuition or «this street has always worked».
Work across several regions at once, at a speed no single office can match.
We factor in the strategic and geographic logic of network growth, so new units complement the existing ones rather than draw trade away from them.
Multilingual and internationally experienced — a bridge between owner and local markets.
We take on a limited number of projects, work in the client's interest, and assign a senior lead to each one.
The team is led by professionals with 30 years' experience in operational management and real estate: running hotels for international operators (Accor, Marriott), brokerage within an international real-estate network, and independent consulting in hospitality and commercial property. Working languages — English, Spanish, Russian.
